What’s Included In My Home Inspection?


Your inspector will examine all structures and major systems of a home. They will identify important factors for you to consider as you make your home ownership decision. Your home inspector is always happy to answer any questions you have during the inspection.

Structural Systems

This involves assessing the foundation, walls, roof, ceilings, floors, and overall structural integrity of the home, including evaluation of the roof's condition, materials, age, and signs of damage or leakage.

Electrical Systems

Assessment of the electrical system including the main panel, wiring, outlets, switches, and circuit breakers.

(HVAC) System

Inspection of the (HVAC) system including the furnace, air conditioner, ductwork, and vents.

Exterior and Interior Features

Assessment of the exterior siding, trim, windows, doors, decks, driveways, as well as interior walls, ceilings, floors, doors, and windows for any signs of damage or defects.

Plumbing Systems

Examination of the plumbing system including pipes, fixtures, water heater, and drainage.

Appliances, and Fireplaces

Testing of major appliances included with the home such as the stove, oven, dishwasher, and garbage disposal as well as inspection of fireplaces, chimneys, and vents to ensure safety and functionality.

Insulation and Ventilation

Evaluation of insulation levels and ventilation in the attic, crawl spaces, and other areas to ensure energy efficiency and prevent moisture issues, as well as to identify any signs of water damage.

Safety Concerns

Identification of any safety hazards such as electrical hazards, trip hazards, or fire hazards.

What's NOT Included In My Home Inspection?


The following items are not included in your home inspection:

  • Cosmetic features such as paint, wallpaper, or other surface finishes.
  • Landscaping, gardening, or exterior drainage systems.
  • Detached structures like sheds or garages unless specifically requested.
  • Swimming pools, hot tubs, or other recreational amenities.
  • Underground pipes or septic systems beyond visible access points.
  • Environmental hazards such as asbestos, radon, or mold, unless otherwise specified.
  • Future maintenance recommendations beyond immediate concerns.
  • Appliances not built into the structure, such as refrigerators or washing machines.
  • Compliance with building codes or zoning regulations.
  • Pest infestations such as termites or rodents, unless requested or evident during the inspection.
